The Wyndwood at Lake Highland Homeowners Association is made up of the owners of the 128 units within the development. Each homeowner is entitled to one (1) vote at any General Association meeting. General meetings are held annually or as determined by the board.
Being a member of the Association is not optional and is a condition of sale within the development. The seller of a home, whether it is a builder or a current homeowner, within is required by law to disclose any and all Association documents, guidelines and fees to a potential buyer. This is done by obtaining a Resale Package from our managing agent. In some cases your Realtor may do this for you.
Your annual assessment is paid quarterly (due on January 1st, April 1st, July 1st and October 1st.
The assessments cover the maintenance of all common areas including the streets, landscaping, roofs, lakes and ponds, and the pool and pool area. The association maintains hazard insurance on the outside of the buildings but normal maintenance is the responsibility of the owner.
At present, there is one Committee within the Association. It is the Architectural Review Comittee. It is made up of Homeowner volunteers. Committees report directly to the Board of Directors.
Wyndwood at Lake Highland Homeowners Association has a three (3) member Board of Directors who serve one two and three year terms. At the Annual Meeting each year, Board positions are elected by the homeowners. The Board of Directors meets monthly. All decisions, financial or otherwise, are made by the Board. This includes items such as the Annual Budget, all acceptance of contracting bids and the purchase of any items recommended by the Committees.
The success of your Association depends greatly upon the willingness of the membership to participate. Volunteers are always welcome and needed. If you have a question or concern, the best way to relate it to the Board is to put it in writing and send it to them in care of our property manager at Sentry Management. Your input is vital in helping keep the Board, as well as the Management Company, informed of Homeowner concerns.
